Holiday and long term rentals

When the duration of the rental contract is less than six months, it is considered a short-term rental. The minimum period for short-term rentals is usually 5 nights. The night prices change depending on the season and the apartment.

Making the reservation and the rent deposit

At this time we have almost 100 properties for rent, so we always have something available. However, to get the accommodation that best suits your needs, it’s good to be on time. Especially in June, July, and August, or around the holidays, it is recommendable to start planning and surveying at least six months in advance. This is also the case if you are interested in renting for the entire winter season. The rent deposit is a binding reservation, so there is no separate retainer. The amount of the rent deposit varies according to the apartment size and the equipment, but usually, it’s the same as one month's rent. If the reservation is cancelled before the rental contract begins, the deposit will not be returned.

Paying the rent

The rent is to be paid by bank transfer one week before the arrival date, at the latest, and otherwise in cash or by credit card when the keys are handed over. Our rent of holiday rental is all-inclusive rate including water, electricity, rent and final cleaning. There's no need to worry about any additional or surprising costs!

Equipment standards of the apartments

All the apartments available for short-term rental have all the necessary covers and kitchen equipment. The standard equipment also includes a stove, a washing machine, and a TV. Some apartments may also have additional equipment e.g. microwave, DVD-player or dishwasher. But these are always mentioned in the description of the apartment. 

Arrival, handing over the keys and departure

When you arrive at the accommodation, one of our staff members is there to greet you and hand over the keys. Usually, the rental contract is then also signed then and the rent is paid (if not before by bank transfer). When you leave the accommodation, our staff member will pick up the keys. Check-in from 15.00 hours, during the low season it might be possible to check-in earlier. Ask us about the possibility! Check-out before 12.00 hours (noon). If you arrive or depart between 9 pm and 9 am, we will charge an extra 100 € and the deposit is returned to your bank account after the final inspection. The rent deposit is paid back to your bank account two weeks after you have left and the rental contract is terminated if the property is in the same condition as it was when you moved in.

Long term rentals

When renting an apartment, commonly a fixed-term contract with a maximum of 11 months is made. Usually, fixed-term contracts can be extended, if there aren't any issues with the tenant.

Apartments and the standard equipment

Generally, the apartments have basic furniture and equipment: essentials furniture and necessary home appliances (stove, washing machine, refrigerator, boiler, either gas or electric). Depending on the apartment and the owner of the apartment, linen, towels, duvets, tableware or heating might not be included. In most cases, the owner is not willing to buy extra equipment. The apartments are rented as they are.

On the rental market, there are rarely unfurnished apartments available.

Rent deposit

The rent deposit is usually the equivalent of two month's rent. Commission fee In the case of long-term rentals, the commission fee is paid by the landlord.

Paying the rent

The rent of the first month is to be paid by bank transfer one week before the arrival date or in cash or by credit card when the keys are handed over. The following payments are to be made during the first 5 days of each month. The following rents need to be paid straight to the Spanish bank account of the landlord.

Other extra costs

If the apartment is rented out for a longer period, it is customary that water and electricity fees are paid in correspondence to the invoices received. The tenant will have to set up a direct debit for these fees on a Spanish bank account. In this way, the utility providers can charge the fees directly to the bank account of the tenant. When moving out of the apartment it is important to remember to notify the bank that the tenant will no longer pay the fees.

The electric bill comes either once a month or every other month. The bill from the water company comes every three months and is usually based on the readout of the meter.

Unfortunately, the utility companies do not read the meters when tenants change. Hence, the first and last invoice may include more than the tenant’s consumption. However, the amount charged from the tenant is based only on the average consumption during the time spent in the apartment.

The final utility bills may not have been issued before the tenant moves out from the apartment, in this case, an appropriate amount is withheld from the rent deposit. Any money left over is returned by bank transfer.

Moving into the apartment, handover of keys and moving out

On the day of arrival our staff will be in the apartment to welcome the tenant and to handover the keys to the apartment. The lease agreement will be signed and the rent for the first month paid as well.

When moving out from the apartment a member of our staff will come to the apartment to conduct the final inspection and the guarantee fee will be returned to you in two weeks after you have left if the apartment is in the same condition as on arrival and all bills/rents are paid.
